How to research if your home is part of the Pinecrest Beach Improvement Association (PBIA).

  1. Log into the Town of Falmouth, Massachusetts, Property Assessment Data, Assessor’s Page.

  2. On the Home tab enter your name or street address

  3. The Book and Page column contains the Barnstable County Registry of Deeds Book and Page of the last entry in their system.

  4. Log into the Barnstable County Registry of Deeds search by using one of the search options, we recommend the Search for Your Deed option at the bottom of the page

  5. Click on View Document then click on All Pg – View the Image, to open a PDF of your Deed

Your Deed will contain wording, similar to ….

 

Subject to and with the benefit of all reservation, restrictions, easements, covenants, and condition of record insofar as the same may be in force and applicable.

 

Or

 

The above described premises is conveyed subject to any restrictions of record.

 

These are 2 examples there may be others.  The wording above refers to the original deed associated with your address/lot.

 

To research back to the original deed you need to note the previous book and page for all Barnstable County Registry of Deeds transactions until you have reach the original deed which will contain the wording …..

 

…”In the event that in accordance with the general plan for the development of Pinecrest Beach, a property owner’s association is formed, the grantee herein agrees to join said association and become members thereof an to pay his or their proportionate share of expenses to join said association and become members thereof and to pay his or their proportionate share of the expenses incurred for the improvement of the conveyed property and the caring or of the general plan of development. “…

…”The forgoing restrictions are binding upon the grantee, his or their heirs, successor and assigns, and the grantor agrees to impose similar restrictions on all lots hereafter sold and show on said general development plan”…
